Reunion Resort Rental Analysis

Note: Take note of the price per square foot.

To build in Reunion today you will be spending $250 per square foot. So a 5000 sq. ft. house will be around $1,250,000.

Land price is average $250,000 on Westside, $125,000 East Side.

The gross rental figure does not include expenses.  But all homes that have an estimated gross return of over 16.5% are the best homes on the market.

Make sure homes are generating 16.5% gross or at least have the potential after upgrades to generate more than this. The price per square foot must also be reasonable. The best deals in my opinion are highlighted below as you scroll.

Homes are sorted priced high to low.  Rental income is based on 70% occupancy using current advertised rates or of a similar home. No rental income is guaranteed.

If you are buying this home for yourself then it’s a fabulous property. However, if you are buying this home for an investment, the estimated return will be very low due to the extremely high listing price. 

Conclusion: Not the best deal at $573 per square foot.

Conclusion: A fair price for an incredible home.

The home can simply be taken over to generate income and will rent very well. As with all vacation rentals and any business, we always stress that it is important to keep your rental home current. So even when buying a home that is generating a good income it is always advisable to set aside some funds for a few upgrades where needed. 

Conclusion: This one should certainly be on your list if you are looking to make good money from a short term vacation home.

Conclusion: One of the best deals on the market at this price point.

A great modern home that was only completed in late 2019.  This is an absolutely stunning home with incredible views and beautiful furnishings throughout.  The only downside here would be the number of bedrooms.  The rental rate on this home is also set a little too high and this can be seen in the empty booking calendar.  This home would be fully booked at the right price as it really is a beautiful home.  Price per square foot is on the high side and rental numbers do not give an accurate portrayal of this home’s potential.

Conclusion: 7 Bedroom homes are never the best rental choices especially at this price point. And would be hard to make a decent return.

Conclusion: Should be high on your list we a well-priced cost per square foot even with furniture at $274 and this is before the negotiation.
